RENTAL GUIDELINES
Reserving Your Stay
Our guests will receive the rental agreement by email after you make your reservation with Amelia Prime. Guests are to complete, sign, and return the Rental Agreement electronically within 48 hours of receiving it, or within 24 hours if the arrival date is within one week. The signed agreement and initial payment must be received within this time period or be subject to cancellation. For guests booking through 3rd party sites (VRBO, HomeAway, Airbnb, etc.), these same terms apply with the signed Rental Agreement required in order to confirm the reservation.Payment Terms
Our guests are required to provide a credit card on file as a guarantee. We accept Visa and MasterCard and 3% credit card fee will be applicable. Personal checks may be accepted, but a credit card will still be required to be on file. For reservations more than 30 days prior to arrival date, an initial deposit is required ($500.00 refundable booking deposit and 25% of the total) along with a signed copy of the Rental Agreement. The balance of the rental payment is due 30 days prior to arrival date. For reservations made less than 30 days before arrival date, the full amount is due at the time of making the reservation.
Taxes
Florida sales tax of 7%, and 5% Nassau County Tourist Development tax is required on the rental rate and any additional charges (cleaning fee, pet fee, reservation fee, etc.).
Restrictions
Our properties are non-smoking. A minimum fee of $500 will be charged if smoking is discovered in a property.
Occupancy numbers are strictly enforced. Do not exceed the maximum allowed number of occupants for overnight guests in a property.
Recreational vehicles, boats, trailers, campers are not allowed at any property without advance approval at the time of booking.
Pets are prohibited in non-pet friendly properties and all pets must be disclosed in advance of reservation with additional pet fees paid.
Minimum Days
We have three (3) night minimum for most advanced bookings. Many properties have longer minimum stay requirements during peak season or during holidays. Please see individual property listings for details. During certain times of the year, we may offer two (2) night minimum stays for last minute bookings, or to fill an available gap that is shorter than the usual minimum stay requirement (not available on all properties.
Age Requirement
We maintain a family atmosphere to assure maximum enjoyment for all of our guests. We rent only to family groups, couples, and responsible adults 25 years or older. Any reservations made under false pretenses will result in the loss of advance payments and possible removal of guests from the property.

Accommodations
Each property is individually owned, furnished, and decorated according to the owner's tastes and preferences. For your convenience, you will find a starter supply of paper towels, toilet paper, laundry detergent, dish soap and detergent, trash bags, and bath soaps already in the property. Guests are responsible for additional supplies during their stay.
Standard Amenities
Each property is fully furnished, and the kitchen comes stocked with cookware and dinnerware. All properties include washer/dryer, dishwasher, refrigerator, stove, microwave, TV, and internet access. Property specific amenities vary and will be posted on the property pages. Omni Amelia Island Plantation certain amenities are not available to our guests. Please ask if you have specific questions regarding amenities.
Check-In/Check-Out
Our check-in time is 4:00 p.m. EST. Occasionally there is the opportunity for an earlier check-in. Please contact us prior to your arrival for early check-in requests. We will provide information with directions to the property and specifics on accessing the unit 7 days prior to your arrival. Check-out time is 10:00 a.m. EST
Cancellations
For cancellations made in writing 30 days or more before the arrival date, a full refund will be available. For cancellations made between 14 and 29 days before the arrival date, a 50% refund will be available. For any cancellation made less than 14 days before arrival date, no refund will be available.
There will be no refunds for no-shows, late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items. In the event of a mandatory evacuation for a tropical storm or hurricane, guests will be given a refund covering the days that the area is under the evacuation.
Cleaning
Our guest pay for cleaning fee, which prepares the property for the next rental. Daily maid service is not included in the rental, but we do offer mid-stay cleanings for an additional fee. We simply ask that you make sure all of the trash is taken out, that the dishwasher has been run and that you have cleared the house of your personal possessions.
Repairs
We cannot guarantee against mechanical failures of heating, air conditioning, or any appliances, please notify us if any issues need the attention of our maintenance team. No refunds or rent reduction can be guaranteed due to failure of appliances or equipment, but every effort will be made to make repairs as soon as possible to provide for your comfort.
Liability for Damages
Guests assume full responsibility for any items damaged due to misuse or negligence or action on their part, except in the case of normal wear and tear. Guests are responsible for notifying us upon check-in if notice and damage. If damages occur during the stay, please notify us immediately.
Listings and Pricings
Guests are responsible for reviewing the property description, photos, location, and amenities to confirm that it will meet the needs of their group. Information regarding individual listings is deemed to be accurate but cannot be guaranteed.
Lost & Found
Shipping charges plus a $20.00 service charge should be paid for packaging and returning items you left behind, in case of your request to return them back.
